Florida Teacher of the Year from Vero Beach

We applaud our many devoted and effective teachers in Vero Beach and are especially proud that this year’s Florida Teacher of the Year is one of the Vero Beach Osceola Magnet School teachers, Cheryl Conley.  This contest is sponsored by the Florida Department of Education and Macy’s Department Stores.   The local PNC bank sponsored a reception to honor Ms. Conley where community leaders and Ms. Conley’s students and their parents also attended to offer their praise and congratulations.

Homeowners in Vero Beach FL Area Must Act Soon to Appeal Tax

Act quickly if you believe that your property taxes are higher than market value indicates.  TRIM notices of annual tax assessments are mailed to Florida taxpayers in August.  Homeowners who plan to contest their property tax assessment have a short time to file for a hearing.  Your tax notice will explain the process, including when and where to file.  Most Florida county deadlines are in early September.

Notices include the market value, assessed value and taxable value. Taxpayers can appeal the market value of their property if they can prove the value on the TRIM notice is higher than the true market value.  If the homeowner appeal is successful,  their property taxes may be lowered.

2010 August Vero Beach -Indian River Co Median Real Estate Update

The median price for homes in Indian River County stayed constant overall, but sales in 4 out of 5 categories fell. The most probable explanations for this are;

·  The original expiration date for Federal tax credits expired at the end of June  Even though the tax credit date was extended, the vast majority of qualified closings took place in June.  

·  Financing is still hard to get unless you are very well qualified. During June, the last month for available financing figures, cash sales out paced mortgage sales by a little more than 2 to 1. This ratio is higher as the price of the property goes down. Investors are paying cash, and the banks and many private owners will take a bit lower priced cash offer rather that take a chance that a mortgage will not be approved.

2010 August Vero Beach – Indian River Co Real Estate Inventory

This is a new chart shows the drastic change in homes for sale inventory in the last 5 years in Indian River County. Inventory reached a peak in January of 2008. Since then we have seen a steady reduction except for an upturn in early 2009 probably caused when foreclosures hit the market in large numbers. Current inventory stands at 3165 homes available for sale. 

 

However, just like government unemployment figures,  this chart does not show the entire inventory which includes homes that are no longer on the market because the owners gave up trying to sell and either stopped making payments waiting for foreclosure or gave up and are waiting for prices to rebound.

2010 August Vero Beach Island Condo Sales

July sales were up for Island condo sales, a little higher than the previous month and substantially higher than July sales for the last 4 years—6 of the 15 condos on the Vero Beach barrier island that sold were under $200,000 which is unusual.  The bargain hunters were out in force after the winter sale season. However there was a nice sale at Beachwalk for $325,000 and at Spindrift for $350,000. The high sale was in Sea Oaks for $585,000. There are still a lot of condos for sale that are bargains, especially in the central beach area. Island condo sales should continue to be strong.

2010 August Vero Beach Island Home Sales Update

Vero Beach Island single family home sales took another hit with sales falling 36% from the previous month and 54% from July of 2009. 30% of the houses sold in July were over $1,000,000, which indicates that the high end Buyers are out there. However, the Buyers that would buy the mid-priced island houses are holding back because of lack of financing and the general economy. The lack of confidence in the economy is definitely hurting our island sales.   Even the higher priced houses that did sell were purchased at very reasonable prices. An oceanfront home in Castaway Cove that sold for $2,500,000 had been on the market for over 21/2 years and sold for 62% of the original list price.

2010 August Vero Beach-Indian River Co Home Sales Update

The number of houses sold county wide in the Vero Beach area, Indian River County slipped 19% in July from the previous month and 12% from July 2009. Of the 123 houses that sold on the mainland this month, 48 were sold for under $100,000 and only 3 sold for over $500,000.  The higher sales were in Grand Harbor, a 5 acre estate near Pointe West and a 10 acre estate in Shady Oak Farms.

2010 August Vero Beach – Indian River Co Condo Sales Update

July was a disappointing month for condos sales in Indian River County. On the mainland, sales fell 29% compared to the previous month but were down only fractionally from July 2009. There were 7 sales under $50,000, mostly in Vista Royale. The high sale was in Grand Harbor at $435,000. Condo sales on the mainland were high earlier in the year primarily because of the many distressed sales in complexes like Vista Royale, Laguna and Palm Estates.

2010 August North Hutchinson Island Real Estate Market Update

The “happy days” lasted just one month on North Hutchinson Island. July sales brought us back to reality with only 8 sales, only half of June sales. However, not all the news is bad because sales were higher than July 2009 and was still the best July sales month since 2004. Sale prices were still low compared to previous years. The high condo sale was # 702 in Altamira for $600,000, and the low condo sale was #705 in Ocean Harbour Tower for $275,000. Unit # 802 in Grand Isle sold for $380,000. The previous sale of this same unit was for $474,000 in June of 2006.

Treasure Coast Trash Conversion Power Plant

The Treasure Coast of Florida proudly announces State permit approval for Geoplasma, a new energy alternative facility that enjoys both government and environmental group support for the new plasma arc gasification clean energy production to be converted from landfill trash, not to be confused with the older and less efficient incineration process.  Geoplasma will initially process over 500 tons of trash a day but can be expanded later as required.  Construction on the $120 million project will begin as soon as Geoplasma negotiates contracts to sell the excess energy.  In addition to their own plant, the energy output should power well over 10,000 homes, which will so far be the largest in the U.S. The facility, to be built conveniently near the land fill, is expected to open in March 2013.   Applause!
