		<title>Comment on 2010 January Vero Beach FL Real Estate Market Update by Ted</title>

		<description>&#62; The main problem that has plagued the real estate market here in Vero 
&#62; Beach area has not been the financial meltdown of the economy.Well not 
&#62; entirely.It has been caused  over the past several years by real estate 
&#62; brokers who seeing a buying 'frenzy' and a need for listings promised home 
&#62; owner after home owner that they could get them more than anyone else and 
&#62; thus made such a glowing picture of a financial 'pot of gold' that the 
&#62; home owners gladly signed their listing agreement.
&#62; Most all of the brokers followed the same pattern thus unrealistic asking 
&#62; prices were out there while sales slumped and offers at less were being 
&#62; rejected.There were a very few brokers who dealt with integrity and told 
&#62; their seller the truth that nothing with ridiculously high prices was 
&#62; being sold.Those who were honest obtained very few listings compared to 
&#62; the others however they sold homes and boy are their sellers happy today.
&#62; I have watched this market for the past eight years and it really didn't 
&#62; implode.It is only where it was eight years ago.Yes prices for the million 
&#62; and multi-million dollar homes have dropped from their stupidly inflated 
&#62; prices and yes there are some people taking a terrible hit that purchased 
&#62; those few homes and speculated with others but it wasn't the economy it 
&#62; was many,many brokers that caused it.Check dozens of homes that have been 
&#62; for sale not for the past year or two but during the 'inflated' period and 
&#62; prior going back five,six years.YES! They are still for sale.
&#62; To my amazement the same brokers fear telling the truth to the home owners 
&#62; even today since they led them along for such a long time and many have 
&#62; 'invested' interests.
&#62; If you are a potential buyer my suggestion is to find a broker who does 
&#62; not have thousands of listings (they all use the MLS anyway) and can 
&#62; introduce you personally to their last three or fours sellers who have 
&#62; completed sales at close to the listing price.Spend the time.It will not 
&#62; take long and you will save the ups and downs believing that you will get 
&#62; a fortune when you will not even get your home sold.
